The  word that guides profit margins in Real Estates is location location location.
I believe China is booming these days,  so you may be in the right location , all you need is a property in a high demand area for a cheap price and the margins can be anything in your wildest dreams.

If you were buying in say Melbourne Australia i would say , forget it the horse has bolted and prices may well slump by the time you turn the house around. But again location drives price and demand.

Supply and demand is the normal rule of thumb. However, in these days and time you have to weigh what's going on with the government and the current lending policies. One could argue that this is a direct variable involved with supply and demand. I argue that it's important enough to watch very carefully over next couple of years. Agents are going to have to be very flexible during this time of change in our country. The name of the game is survival. Good to you.
